As a listing agent, one of the questions I hear frequently is, "What do you do to prepare a home for sale?" The answer is much more than putting a sign in the yard and listing it online. In fact, if you happen to see me the day before photos, you might think I was moving into the house myself. For some listings I pull up with a fully loaded U-Haul. It may look like a moving truck, but it's actually one of the most valuable marketing tools I use.
My goal is to make sure buyers immediately connect with it. Depending on the property, that might include:
Hiring a professional stager for a consultation
Hanging artwork and adding greenery
Providing bedding, pillows, and towels for a polished look
Styling kitchens and bathrooms with carefully selected accessories
On occasion, bringing in furniture to better define spaces
Adding the finishing touches that transform a house into a place buyers can envision calling home
When staging a home I have one goal in mind. Helping your home make the best possible first impression.
While I'm busy preparing the marketing side of the process, my sellers are working hard as well. That often includes:
Decluttering and organizing
Deep cleaning every room
Refreshing landscaping with fresh mulch and flowers
Power washing exterior surfaces
Removing window screens to maximize natural light for photography
Completing those small repairs that buyers tend to notice
These efforts make a tremendous difference, and when we combine them with strategic staging and professional marketing, the results can be remarkable.
Today's buyers form opinions before they even step foot in your home. They're scrolling through photos online. When they walk through the front door, they're imagining birthdays, holidays, family dinners, and quiet mornings with coffee. They're asking themselves: "Can I see myself living here?"
Thoughtful staging helps buyers focus on the home's potential instead of its distractions. Professional photography and videography captures attention online. Carefully curated details create an emotional connection that often leads to stronger interest, more showings, and potentially better offers. When I work with sellers, I don't just list homes. I invest my time, creativity, experience, and resources into presenting each property at its absolute best. Sometimes that means a full U-Haul of staging materials, because buyers don't just purchase a house. They purchase a feeling. And creating that feeling starts long before the first showing.
